Buying a House in Fredericksburg, Va anytime soon? There are certain questions you need to ask your Realtor in order to get educated about the home buying process. Many times homebuyers don’t see certain features (good and bad) in a home until after their Realtor has pointed them out.
Ask your Realtor for some mortgage lenders, inspectors, painters, contractors, etc. Your realtor should have had good experiences with those contacts to know they will do a good job. You may even get better service or a discount by mentioning your realtor’s name.
Ask your Realtor for a general timeline. What happens next? What will this cost? What happens if I don’t do that? What can I ask for? Will this be a problem?
Ask your Realtor if they will be there for the entire home inspection? ( I will. I want to know each issue and talk to the home inspection….not just read the report). Will they be there at Settlement?(we will). Will their Brokerage charge you an Administrative fee? (1st Choice does not but many charge $300-400). What hours do you work? (Some realtors refuse to work weekends). How responsive is your Realtor to your calls, texts, emails?
Ask your Realtor if she has his/her ABR (Accredited Buyer’s Representative as recognized by the National Association of Realtors). Ask if they do Real Estate on a Part Time or Full Time basis. How easy will it be to get ahold of them if they have another job? Have they explained the new Agency law that just went into effect in Virginia July 1.
